Home Staging in the Cincinnati Real Estate Market

Many home owners in the Cincinnati area do not know what is involved in staging, how much it costs, and possible benefits. That is where we come in!  At the time of the listing appointment, we may (or may not) suggest that staging could help sell your home and get you more money.  You can opt to go that route, or wait and see after the home is listed and hear some feedback.

One recent example is this home on Omar Place.  We listed the home in March and by April had not received an offer.  We consulted with the owner to discuss options.  Their floor plan was unique and we felt Buyers could were not able to envision furniture placement and function of the rooms.  The owner paid $1,700 to have the home staged on April 15th and by April 23rd we received an acceptable offer!  The other option was to not stage, and reduce the price.  In this case, the staging was definitely a great decision and helped the owner achieve their goals quickly.

Another case is the house on Duncan Ave.  We listed the home on April 1st and by May 1st had not received an offer. The owner paid $1,500 to have the home staged and here are the before and after photos.  It has been staged for one week and we are getting positive feedback are hoping for an offer soon!

Home Staging can highlight your home’s strengths, downplay its weaknesses and appeal to the greatest possible pool of prospective Buyers.  For the first time in a long time, the housing market is healthy.  Home sales are brisk.  Buyers are competing for homes.  Buyers are still choosy and many want something that is move-in condition.  Having the edge matters!

That’s where staging comes in. Staging is a strategic marketing tool designed to show a property in its best possible light. Professional stagers and many realtors believe in the power of this technique no matter the market — potential buyers can see all the possibilities and sellers can get top-dollar and a quicker sale.

According to the Real Estate Staging Association, professionally listed staged properties simply look better, spend 73 percent less time on the market, typically sell for more money, end up on Buyers’ “must see” lists, are viewed as well-maintained, and have fewer concessions requested of the Seller.

Would staging help you sell your house? Put yourself in the shoes of a potential Buyer. Given about the same location and asking price, if House X is clutter-free, clean, updated and nicely decorated, and House Y down the street isn’t any of the three, which house do you think has a better chance of selling?
